Home Price Index

Latest Black Knight report with commentary by Bill McBride shows the home price index with this chart showing home prices are still up year-over-year, but more recent home price change data (1-month change data) suggests declining prices.

Feb 2023 Realtor.com Housing Data

The latest data from Realtor.com covering through February, 2023 has been released. A bunch of good charts and data, including this beaut… showing days on market is not as low (hot market) as it was in 2021 and 2022, but still faster moving market than 2017-2020 (softer markets in terms of days on market than this year so far).

Affordability

Housing affordability is down.

Mortgage Bankers Association (MBA) purchase index is still really low compared to the previous 9 years. With rates significantly higher than we’d seen during that period, it doesn’t surprise me that much.

Rate locks are still low compared to the sometimes-blistering-hot previous 5 years.
